FAQs

What if my credit score is low?

If your credit is good enough for traditional financing, we can refer you to a loan that is best for you. These loans are for people who cannot traditionally qualify either due to credit issues or lack of income capacity, but still need funds in the interim while selling their property. We can examine pretty quickly whether you will qualify. We leverage your equity position as your credit and secure your loan using equity, not credit scores.

How long will it take before I can access cash?

We can fund your loan within a few days once approved. Once you submit your application and any documentation we request, we will work quickly to get you approved and funded.

Does my name to be on title?

Yes, in order for you to take out a loan against a property, you need to own an interest in the property. We do allow loans in the name of a trust, corporation, or LLC, but you will also need to be listed as someone who can make decisions on behalf of the organization.

How much can I borrow?

It will depend on the equity you have in the property. We can lend up to 70% of the value of the property. We do not want to deplete your equity position. Once you submit an application, depending on the scenario, we can tell you immediately the maximum amount you qualify for.

Will I need an appraisal?

Generally speaking, no. On fix and flip properties, we may need to inspect the property to make sure the repairs and funds will cover the cost to get the property on the market. We will run our own estimation of the value of the property. We specialize in the Bay Area, and our brokers are well qualified in all counties to examine values and give an honest opinion of fair market value and after repair value.

Do I need to use a general contractor on a flip loan?

You might, it all depends on whether you have experience you can prove flipping properties in the last 12 months. A general contractor is not a requirement, but proof of experience is. If you can document prior properties you have flipped, then you may not need a general contractor as part of the process
